I am thinking of buying an acreage. What are the questions I should be asking?

I just began looking for an acreage; however I do not know what I should be looking for or what kind of questions to ask. I have identified a 12 acre property that I like. It has a man made pond on it. However there is not a home currently on it. Does anyone have any recommendations on what kind of questions I should be asking?
